Who We Are
Property developers and investors with over 15 years across the North West, Yorkshire and the Midlands.
Through Living Smart, we buy, refurbish and manage multi-unit blocks and supported housing. We work with registered providers, councils and housing partners so residents, professionals and families end up in accommodation that exceeds compliance and actually feels lived-in.
Most of our time goes on block sourcing, long-term lease and management agreements, and turning underperforming stock into something that works.
Alongside that we run an existing portfolio of city centre apartments in Manchester and a portfolio of shared houses in South Manchester, both let to professional tenants.
On the development side, we've sourced land direct with landowners to build executive houses in South Manchester, and we've delivered commercial-to-residential conversions and large scale residential refurbishments.
Ben runs the property side of Living Smart, from sourcing blocks direct with landowners through to refurbishment and the long-term lease agreements that follow. Fifteen years into North West residential, his day now is a mix of new acquisitions, tenant relations across a retained portfolio of over 70 rental homes, and the ongoing partnerships with councils, housing associations and registered providers that keep them let.

Tom leads acquisitions, land sourcing and development at Living Smart. He's the one running the numbers on new sites, negotiating direct with landowners, and taking projects through planning, build and sale, from new build residential to commercial-to-residential conversions. Trained originally as a computer scientist, he brings the analytical side to deal appraisal and portfolio strategy.
